What Is Home Watch?
We are often asked what is home watch and how is it different from a typical property management group. We would like to give an easy explanation, but it’s often times not as simple as it seems. There are alot of facets involved in home watch and the tasks can change daily depending on our clients’ needs.
The simple answer is that we provide regularly scheduled weekly or bi-monthly home visits for homeowners in the Amelia Island/Fernandina Beach/Yulee area who have one of the following but do not want or need a traditional property management group.
- Second Home
- Take Extended Vacations
- Long Term Rental Home by Owner (including our military families)
Unlike typical property management groups who charge a 15-20% monthly fee to the owner, She Shore Home Watch charges a flat rate fee for all services rendered. Some of our normal home watch services include checking the property for any damages, checking for pest infestation, water leaks, making sure the property is secure, ensuring all the major systems and appliances are working properly, storm preparation, post storm checks, changing filters and other monthly maintenance required, checking the mail, making sure the lawn is maintained, etc. After each visit, any concerns are reported immediately to the owner so they can be addressed in a timely matter to prevent further damage. We are also our clients’ local contact should there be an emergency situation that needs to be addressed at the property. In short, we are a second set of “eyes and ears” for the property when the owner can’t be there.
However, what many people don’t realize is we do much more than just oversee the property through regularly scheduled visits. These are just some of the things we have assisted our home watch clients with over the years:
- Picking up and securing packages delivered to the property so the owner does not have to wait on packages while they are here on vacation.
- Coordinating repairs with various local contractors on behalf of the owner (electrical, plumbing, HVAC, pest control, roofing, gutter cleaning, tree trimming, window washing, power washing, appliance repairs, pool maintenance, etc.).
- Watching over renovations on behalf of the owner and reporting the progress and any issues direct to the owner (flooring, countertop installation, cabinet installation, landscaping, kitchen and bathroom renovations, electrical upgrades, etc.).
- Coordinating with contractors to gain entry into the property and securing the property at the end of the day.
- Insuring that all contractor improvements and/or repairs are completed properly per the owner’s specifications.
- Arranging pick up of cars delivered by carrier on behalf of the owner.
- Driving of owner’s car to ensure the battery stays charged.
- Prepping the property for long term tenants for our military families (coordinating cleaners, lawn care, paint touch up, changing bulbs, removal of debris and trash, etc.).
- Key holder for long term tenants arriving/departing.
- Coordinating walk throughs for new tenant’s arrival/vacate and documenting any issues with notes and pictures.
- Concierge services as needed to include: Grocery shopping and other errands prior to owner’s arrival, staging property for owner’s arrival, etc.
